If you have agreed to a right of withdrawal in the preliminary contract and you wish to make use of this right after the conclusion of the preliminary contract, the deposit will be retained by the seller. The actual purchase contract must then be signed and certified by both parties at an Italian notary. This makes the sale or purchase of the property in Italy official.
Make sure that the purchase contract includes the legal addendum in which the seller confirms that there are no tax debts on the property. This will help you avoid any possible tax demands after the acquisition of your Italian property.
