In Hungary, the prices for real estate are currently, compared to the prices in Germany, still quite cheap. However, prices for buying property in Hungary are expected to continue to rise in the future. Here, prices are quite low and many houses are for sale, as more and more people are moving to the urban centres. Around these conurbations, such as in Budapest and the Balaton region, the demand for properties for sale is very high. In recent years, several large logistics centres have settled in the area surrounding the capital Budapest. This increases the pull of this conurbation a little more and means that the demand for property to buy there will rise once again. Employees in the supply industry, which supplies the European car companies, also increase the demand for houses in Hungary, as they usually move to the place of work with their families.
Problems when buying a property in Hungary?
Legally, it is possible to buy or sell a house in Hungary without any problems or major inconveniences. Since Hungary is within the EU, foreigners are treated equally when buying real estate there. It does not matter whether the property is private or commercial. For non-EU citizens, however, it is extremely difficult, if not impossible, to buy a house or flat in Hungary. When buying agricultural land, however, there are some things to consider for EU citizens and even for Hungarians themselves. If they are not farmers, they can usually buy a maximum of one hectare of agricultural land. Farmers, on the other hand, can purchase up to 300 hectares of land. So in principle it is very easy for EU citizens to buy and sell property in Hungary.

How does the purchase or sale of a house in Hungary proceed?
Once you have found the right property, the purchase is concluded via a notary or, not infrequently, via a lawyer. First of all, the ownership situation is checked on the basis of an extract from the land register, which must not be older than 30 days. The notary or lawyer will then draw up a corresponding purchase contract. This must contain all personal data of both the buyer and the seller of the property. The exact name and size of the house with land or the flat that you want to buy or sell will also be included in the purchase contract. Of course, the purchase price and the date of handover are also included in the contract. If you do not speak Hungarian, it is strongly recommended that you have the purchase contract translated into German by a translator. After the contract has been signed by both parties, it is forwarded to the competent authorities together with copies of the identity cards of the buyer and seller and the extract from the land register. After a successful re-examination, the lawyer or notary can apply for the entry in the land register. This concludes the purchase or sale of your property in Hungary.
Are there any other costs apart from the purchase price?
After buying a house, you will have to pay property tax in most municipalities in Hungary. The amount of this tax varies from municipality to municipality, and the system for calculating it is different everywhere. In some municipalities there is no property tax at all. If you plan to rent out the property you have bought in Hungary, you will usually have to pay income tax. This amounts to 16% of the profit. This also applies if you only rent out the property for a short period of time, i.e. if you offer it as a holiday flat or holiday home. If you plan to sell your property in Hungary quickly, please take into account the capital gains tax. This varies in amount depending on the increase in value. So find out about it in advance and be sure to include these costs in your calculations.
