Even if you do not want to apply for such a certificate when buying your property in the Czech Republic, you should still report to the municipality and register there if you are staying for more than 30 days.
As in Germany, the purchase or sale of real estate goes through a notary. Before buying a property, you should have the title checked at the Czech Land Survey and Cadastre Office to make sure that the seller actually has the right to sell the property.
The actual purchase proceeds in such a way that you transfer the entire purchase price to the account of your notary. After the sale of the house has been recorded in the land register, the notary will forward the money to the seller. In addition to the purchase price, please also include the ancillary purchase costs, which consist of notary fees including entry in the land register, 21% VAT, 4% land transfer tax and an estate agent's deposit.
