As in Germany, the purchase or sale of real estate goes through a notary. Before buying a property, you should have the title checked at the Czech Land Survey and Cadastre Office to make sure that the seller actually has the right to sell the property.
The actual purchase proceeds in such a way that you transfer the entire purchase price to the account of your notary. After the sale of the house has been recorded in the land register, the notary will forward the money to the seller.
