If you are buying a property in France, you should seek advice beforehand. After a period of stagnation, the real estate market in France is slowly stabilising again. This is mainly due to the demand for holiday homes. France is becoming more and more popular as a holiday destination. Especially high-priced villas on France's coasts and near the beach are seen as profitable investments by foreign investors and are readily bought. But the demand for houses and flats in good condition near tourist resorts is also steadily increasing.
The price of buying property in France varies, depending on its location and condition. As a rule, one can assume a price of about 2000 euros per square metre of living space. However, the prices for houses and flats in and around Paris, as well as on the Côte d'Azur and Corsica, are much higher. Here you can expect costs between 3000 euros and 4000 euros per square metre.
The cheapest real estate in France can be found in the east of the country. Here in Lorraine, Alsace, Aquitaine or the Rhône-Alpes department, the costs are around 1600 euros per square metre.
Moderate price increases are still expected for the next few years.
Real Estate France - What do you have to consider when buying a house or flat in France?
As already mentioned above, the procedure for buying real estate in France is essentially different from that in Germany. It is therefore advisable to seek advice before buying. Specialised real estate agents are very familiar with this matter and can help you in word and deed.
Unlike in Germany, a preliminary contract is concluded after the property has been inspected and the decision has been made to probably buy the property. The so-called avant-contract, or compromis de vente, contains all the agreements that will later become part of the actual purchase contract. In this contract, a deposit of 10% of the purchase price is agreed, as well as a cancellation period of 10 days. No matter how the contract is concluded, whether privately, at a notary's office or through a lawyer, it is binding. In most cases, this binding contract also contains the so-called clause de débit. This clause contains the provisions on how much compensation is due if one party wants to withdraw from the preliminary contract. After the 10-day withdrawal period has expired, the actual notarisation appointment is made at a notary's office. This is where the actual contract of sale for real estate in France is signed.

Unlike in Germany, a notary in France can also act as a real estate agent and sell real estate France himself. It is therefore common for each party to hire their own notary and for the purchase contract to be signed by one party at the notary's office first. This signed contract is then sent to the other party's notary for signature. The entry of the new owner in the land register and the handing over of the keys will only take place once the total amount has been paid and the main contract has been concluded.
