With listed properties, considerable tax savings can be made in Germany. If you are considering buying a listed property, you should seek professional advice on the tax-saving possibilities. Historic buildings that are listed allow the owner to fully offset the investment costs and renovation costs against tax. This reduces the tax burden over several years; the purchase price plus renovation costs can be claimed against tax, depending on the model.
Is a listed property profitable?
In Germany, a rented listed property built before 1925 can be claimed for tax purposes for a maximum of forty years. The rate is then 2.5% depreciation for such buildings. For rented buildings built before 1925, the rate is 2%, which can be claimed over fifty years. In the case of shorter terms for rental properties, for example, over eight years the rate is 9%, the following four years then 7%. However, it does not make sense to sell the property before the tax advantages expire.

Buying a listed property and using it yourself?
If a listed property in Germany is used by the owner, the purchase price and investment benefit from 9% depreciation over ten years. This means that the taxable income is reduced according to the annual share of the investment. Thus, less income is credited to tax and the tax contribution to be paid is reduced enormously. When buying a listed property, it should also be noted that properties that you hold yourself are not subject to price-related fluctuations as is the case with share purchases, and the holding period is ten years with the above-mentioned conditions. Gains on sales that are retained after the ten years are not subject to capital gains tax and, unlike rental properties, it is possible to sell this property at any time.
