From the Middle Ages until the 19th century, half-timbered houses were the best-known form of building construction. They were known, as village houses or town houses, from the Alps to England. Local timber was usually used for the construction. Types of wood such as oak and fir had to be used because they were weather-resistant. You can still tell which century a half-timbered house comes from by the different decorations on the building.
Which material is best suited for the construction?
In order to meet the requirements, the skeleton of a half-timbered house must be made of a resistant wood. Mostly expensive oak wood was used. Douglas fir and larch are cheaper alternatives. The empty spaces between the wooden beams can be filled with various materials. In the empty spaces between the beams of the traditional Black Forest house, for example, there are wooden planks. Half-timbered houses, whose compartments are filled with bricks, are more commonly found in the Low German region. In the Middle German and Alemannic styles, the interstices consist of a wooden mesh reinforced with clay.
Is it possible to build more than two storeys?
The traditional half-timbered houses were built in post-and-beam construction. They usually had at least two storeys, but the possibility of building upwards was limited. A half-timbered house with more storeys could be built using the so-called frame construction method. The frame construction method appeared in the 15th century. From then on, the stud beams only had to correspond to the height of a storey. A frame formed the upper end. The beams no longer had to be as long as in post and beam construction, and that is the advantage. Anyone who wants to buy a half-timbered house does not have to worry about such issues, of course.
Do people still have thatched roofs nowadays?
An architectural classic, especially in northern Germany, is the thatched roof house as a farmhouse. Old half-timbered houses often have thatched roofs as well. However, there is one disadvantage. Because of the natural material, moisture can penetrate the roof due to weather conditions and cause it to rot. The repair costs are immense, but thatchers promise that this type of roof should last up to 50 years. In addition to algae, thatched roofs are at risk from fires and possible fungal infestation. For this reason, half-timbered house manufacturers mainly work with roofing tiles. Roof tiles are cheaper than thatched roofs, despite their longer lifespan. They are also fired from domestic clay and are therefore ecological. With a tiled roof there is also no danger of rotting. Many companies now offer thatching with artificial reed. Artificial reed shingles retain their original colour and are also resistant to pests and rotting, which could affect the natural product.
What about the right insulation?
Insulation is not provided for a historic building. However, to ensure that heat is not lost, insulation is important. Many builders opt for interior insulation, as the appearance of the half-timbered house would be altered by exterior insulation. Wood fibre boards are ideal for this. Especially with a layer of clay plaster, they absorb the moisture that arises. Since do-it-yourself construction can cause damage, the insulation should only be done by an expert hand before selling your half-timbered house.
Are there also prefabricated timber-framed houses for sale?
Half-timbered houses are also for sale as prefabricated houses, of the country house type, detached houses or apartment houses from selected timber house builders. They offer the highest quality and modern interpretations of half-timbered construction, but have their price. Histrorically exact replicas of new buildings are also possible. The prefabricated house is a cheaper alternative. Compared to the prefabricated house, builders can save up to 50 percent of the construction costs. However, if you want to buy a half-timbered house, you will have to pay for other installations such as plumbing, heating and electricity yourself.

Half-timbered houses built on timber frames can become rotten. Resistant timber should be used for both old and new buildings. To protect it from rotting, the wood should be treated with a glaze during construction. It can happen, for example, that doors that still fit into the frame when you moved in can later no longer be closed or opened, because the wood works over the years. However, these small faults can be quickly rectified with a little reworking by a skilled craftsman.
