House 5 has a partial basement, part of which belongs to the old watermill. ➤ The outbuildings, starting from the north, are a cowshed, a barn, and a chicken coop. → The western part of House 5 (above the watermill) is a workshop. → The western part of House 6 is unfinished and serves as a parking area for a trailer and a car. → We park another vehicle in the large barn. The status of cell service coverage can be viewed online via the State of Saxony. According to this, we have Vodafone cell phone contracts and excellent reception. ➤ Renovation Status: The courtyard is in need of renovation. A few beams in the roofs were infested with woodworm in the past. The damage is only superficial and does not require urgent repair. The roofs are all watertight. → The intermediate ceilings are partially insulated. There is more than enough insulation material (THERMOFLOC cellulose) available for all intermediate ceilings. → House 5 has triple-pane windows and House 6 has double-pane windows. → Houses 5 and 6 have new front doors. ➤ Bathroom: House 5 has a bathroom with a shower, toilet, and sink. You can access the bathroom without going through the living areas. The bathroom needs to be renovated. → We heat the bathroom with an infrared radiant heater. It is approved for wood and coal. → Both houses have a slightly oversized air conditioner with a heating function installed. Theoretically (according to the manufacturer, Mitsubishi), this can heat the space down to an outside temperature of -20°C. We use the air conditioners for heating until nighttime temperatures drop below zero. Until then, heating with them is very economical. ➤ Water/Hot Water: House 5 is connected to the water supply. Hot water is provided by a 260-liter domestic hot water heat pump. That is sufficient for an entire family. ➤ Self-sufficiency, self-reliance, and the view: For self-sufficiency, there is a well with a pipe running to the basement of House 5. There is an old and defective (stopped working after 30 seconds) domestic water pump there, which would need to be replaced with a new one. → The groundwater level in the area is low (approx. 2 meters). This not only provides 100% energy self-sufficiency but also allows you to start a small business.
