Real estate Thailand - Who is a house purchase most suitable for?
Any foreign citizen traveling to Thailand needs a visa. In Thailand, as in many other countries, there are different visas that allow owners to stay in the country for a certain period of time. Thailand mainly wants to focus on residents who are over 50 years old and offers them a so-called longstay annual visa. This entitles the visa holder to stay in the country for up to 365 days at a time, provided they can show a pension of 1500 EURO net per month. In addition, it is possible to provide proof of an account balance of at least 20000 EURO in the last 3 months if your pension is lower. For other age groups, or those who cannot prove the corresponding assets, there is usually only a visa that allows a stay of up to a maximum of 90 days
Thus, buying a house in Thailand is particularly interesting for those who are eligible for the long-stay annual visa. To obtain this visa, you will need the following documents:
- 2 copies of the visa application
- Original passport
- 2 passport copies
- 2 passport photos (biometric)
- Copy of the flight confirmation
- A health certificate issued by the family doctor
- Police clearance certificate
- A curriculum vitae written in English
- Proof of the existence of international health insurance

Buying a condominium in Thailand is easy for foreigners. It is also possible to register the property in the land register. However, each condominium must keep 51% of the apartments in it free for Thais. The remaining 49% can be sold to foreigners. - Buying a house in Thailand:
Here too, a house in Thailand can be bought by foreigners and the transfer of ownership can be entered in the land register. However, the land on which the house is built cannot be purchased by foreigners. House in Thailand - How does it work without buying land or property?
As previously mentioned, foreign nationals are not allowed to buy land in Thailand. However, it is possible to lease the land on which the house in Thailand stands. This also applies to real estate Phuket. This lease usually runs for a period of 30 years and can be extended a maximum of 2 times. This lease is entered in the land register and the name of the foreigner is also noted on the back of the land deed. The lease of the land on which your house is located allows you to use it for the duration of the lease. However, you have no right to sell the property. All payments due over a maximum of 3x30 years for the lease are normally already included in the purchase price.
Real estate Thailand - What are the costs of buying a house in Thailand?
In addition to the actual purchase price of the property, there are also incidental purchase costs in Thailand:
- It is advisable to hire a lawyer to obtain all the necessary documents, draw up purchase contracts and make the transfer in the land register. Depending on the law firm, you can expect to pay between 40000 and 70000 baht. This is the equivalent of between 1000 and 1800 euros (as of May 2021).
- Taxes and fees: These depend on the value of the property. It also plays a role whether the house is a new build or a resale. The length of time it has been in the seller´s possession also plays a role - if it has been in the seller´s possession for less than 5 years, a 3% tax is payable, the so-called Specific Business Tax.
Basically, you can say that when buying real estate Thailand you will incur approx. 4-7% of the value of the property in incidental purchase costs. The actual purchase price you pay is irrelevant. As a rule, and unless otherwise agreed, these additional purchase costs in Thailand are paid equally by the buyer and seller.
