Buying property in Sweden - Who can buy a property?
In the past, buying a house in Sweden was tied to having a Swedish main residence. This meant that it was not possible for foreigners who did not have a main residence in Sweden to buy a property. This was thankfully changed in 2000 and now foreigners can buy property in Sweden without any problems. All you need is an identity card or passport and the necessary money.
If you are only interested in a holiday home in Sweden and are staying in this beautiful country for less than 3 months at a time, you do not need a residence permit. If you plan to stay and work there for longer than 6 months, Sweden is considered your main residence, which may have tax implications.
Buying property in Sweden - What costs should you expect?
How much your property will cost you depends primarily on the location. If you opt for a holiday home or a house that you want to live in permanently, you can buy a nice little house in northern Sweden for around 20,000 euros. In Småland you will find numerous small houses that you can buy for around 40,000 euros. These usually have an outside toilet.
In addition, you can expect an increased backlog of renovation work in this price segment. The location may also not be the best and it could be on a busy road, for example. Houses that are located directly on the lake in the Småland region and have a toilet in the house are priced at around 100,000 euros.
As you can see, the price of a property in Sweden, as in other countries, depends heavily on its location and condition. However, it can be said that the prices for properties in Sweden are generally more favourable than those for comparable properties in Germany or other European countries.
Buying property in Sweden or selling property in Sweden - the process
If you have looked at a few properties and would now like to actually buy one or sell your property, you should know the process.
Unlike in Germany, houses in Sweden are usually sold through a bidding process. This means that several interested parties can submit bids for the property in question in bidding rounds. There are no notaries in Sweden in this sense, as the sale or purchase only takes place via licensed estate agents. The commission for these is paid by the seller. So if you want to buy a property in Sweden, it is comparatively cheaper for you than in Germany. To avoid mistakes, it makes sense to have the purchase contracts checked by lawyers. Once the purchase contract has been signed, a payment of 10% of the purchase price is normally due. The rest of the purchase price is then due when the property is handed over to you or when you hand over the property. For a small fee, estate agents usually take over the registration and transfer to the land registry. This completes the purchase or sale of the property in Sweden.
