... Almost from everywhere from the property you can see the river and there is a great climate here all year round. In winter it gets a bit cooler, but many sunny days are guaranteed. The department of Charente is one of the most beautiful residential areas in France, surrounded by vineyards and cognac manufactories. Shopping facilities can be found in Aigre, less than 10 kilometers away, and in Rouillac. Nearby are places like AngoulÃªme, twenty minutes away, one of the most famous cities for art and comics from France. The famous "International Comics Festival from AngoulÃªme" takes place here. It also has a beautiful old town. Cognac is also not far away. This is where the famous cognac comes from. In Montignac, barely 15 minutes from here, horse races are held regularly. La Rochelle is a beautiful port city 1 Â½ hours from the hamlet where you can enjoy a bouillabaisse with a sea view. From here, the beautiful island of ÃZle de RÃ© with its great deserted beaches is within easy reach. The Dune du Pilat, the largest sand dune in Europe, is always worth a visit. It is located near Bordeaux and is only 1 Â½ hours away by car. Bordeaux is also home to the nearest airport. The Pyrenees can be reached in a few hours. The place has always been a location for us to travel a lot from, the Spanish border is 2 Â½ hours away by car, there are also many ski resorts nearby. Paris is 4 Â½ hours from here. In the expatriate circles that have established themselves in the area, the hamlet and surrounding area is seen as a special place without being overrun by them. The property is surrounded by a wall halfway to the neighboring properties. It has only two direct neighbors, an English couple who are very helpful and have made many contacts for us and a nice French couple who own an allotment adjacent to the property and are only there occasionally. The front of the property faces directly onto the river, there is a great river view with herons, beavers, fish, frogs and various types of diverse wildlife. It is known that there is a massive fish stock here, from small to big, from catfish to pike and eel. It is inviting for kayaking or canoeing all year round, or you can get an aluminum boat with an electric motor, like acquaintances of ours, and go out for fishing and general enjoyment, or to explore the nearby rapids that lead to a second section of the river. There is a beautiful old stone bench on the river for this purpose, which invites you to sit and is almost just for us. There are also the many different trees that surround the property. It is an absolute dream for nature lovers and for people who really want to enjoy their peace, here rarely walkers or neighbors pass by, actually you are all day for yourself. You can watch birds and simply enjoy the beautiful moment, which is permanently guaranteed here. Only if you want you have the contact with the neighbors. There is a wonderful restaurant with great food and regular events in the village, plus there are various nice restaurants in the area that are highly recommended. The driveway of the property includes a traffic circle, with a green area in the middle that you drive around and a great looking palm tree that grows and thrives here year round. There are pear trees on the property, as well as a banana tree. The whole property is surrounded by a hedge, there are many plants planted in the beds, including several great roses. There is also the possibility to activate the expansion reserve in the attic in the main house. You are also allowed to build a pool on the property. There are 2 terraces at the main house and one at the guest house. At the guest house new slabs have been laid from local sandstone. In general, large stones from all over the area have been laid on the property and included. In the main house the floor has been newly laid. Also completely new windows have been installed, in the main house as well as in the guest house. Likewise, the walls have been repointed and painted. A new additional bathroom was created in the main house, so there are two bathrooms here, a main bathroom and a bathroom en suite.
