The finca is extremely quiet and has no direct neighbors: the boundaries are the river Tabarcia, a rural side road and a fresh water stream. Internet, cable TV, electricity and drinking water are included. Numerous possibilities of use make this finca a unique investment opportunity. 2.location: the property is located in the province of SAN JOSE, district MORA, district LOS ANGELES DE TABARCIA, about 2 KM from the town TABARCIA and not far from the elementary school "Escuela Manuel Bustamante Vargas". Tabarcia is a grown rural town with elementary school, secondary school, gymnasium, soccer field, church, supermarkets, medical care by the Red Cross (emergency practice). It takes about 10 minutes to get from the property to Tabarcia on a road that is about 80% paved and is passable all year round. 3.surroundings: The village of Guayabo de Mora is also easily accessible; the way there is a nice excursion of about 3 KM (also 10 minutes), excellent for mountain bike or quad excursions. In the small village of Guayabo you will find a church and a supermarket, as well as the entrance to the regional highway to the larger cities (Puriscal, Orotina, San José); in Guayabo is also the service provider COOPE-SANTOS, which ensures the supply of Internet, cable television and electricity. From Guayabo it is possible to reach Puriscal in less than 15 minutes. This town, similar to Tabarcia, has elementary schools, secondary schools, supermarkets and a notable economic activity (sawmills, tobacco industry for example). A larger town relatively close to the finca (about 30 minutes) is Villa Colón, through which one passes on the way to the finca -coming from San Jose-. It is worth mentioning that this region is blessed with a very low crime rate, as recent press reports confirm. Important cities with modern infrastructure like Escazú and San José are about an hour away. 4.Use: The Finca has an enormous potential for numerous uses: a.The eastern side, in a length of about 150m directly on the road, could be excellently divided into buildable plots (e.g. with 12m road frontage) b.Tourist project with accommodation of guests in the lush guest house, hiking in the property area with barbecue bungalow on the river bank and the refreshing swimming pool at the guest house. Expansion with more apartments would be possible c.Tourist project with main hub here in nature; starting from here one could explore the Pacific coast and national parks d.Self-use as recreational oasis e.Self-use as main residence in nature, "in Costa Rica as the country used to be" 5.Terrain characteristics (topography) and property boundaries: Separation in a deeper northern "river plain" with barbecue bungalow (rancho) and a southern "upper finca" with guest house and swimming pool. The clockwise property boundaries are: bounded on the west and north by the Tabarcia River; bounded on the east by the agricultural road to Guayabo de Mora, and by the main road to Tabarcia; bounded on the south by a local freshwater stream (quebrada). 6.Building: the property has 3 building structures: a.The main guest house was built decades ago primarily of regional wood and is maintained regularly (once a year), with individual boards replaced as needed. A larger master bedroom with cement walls and a metal security door is extremely comfortable, but also serves to protect valuables during extended absences (Tabarcia County is among the safest in the country, however, so this protection is only a precaution). The living area is about 120 m2 and can easily accommodate 8 guests. The living room is a nice open space with the dining area, with an open kitchen as well as a social area with sofa and TV. Powerful air conditioning ensures the right temperature throughout the area. The 2 master bedrooms are air conditioned as well. The spacious swimming pool is in top condition and measures 5m x 10m. b.The smaller administration house has a closed storage room (bodega), a garage and a small apartment for the administrator. The administrator and overseer is a young dedicated employee with a valid driver's license and with a lot of experience in the work on the land, such as tree care. c.Complementing all this is a barbecue bungalow (rancho) right on the river and with its own toilet, sink and built-in barbecue area (barbecue grill). It is a very nice area predestined for relaxing on a hammock, just a few meters away from the rushing stream of the Tabarcia River. d.Various utensils for the maintenance of the finca are included. This includes 2 older quads. Note that the quads currently have no traffic registration and therefore can only be used in the property and on private agricultural roads (for one of the quads the registration is a simple extension of the so-called marchamos). A trailer for cars or for the quad is also included; very useful for transporting heavy loads. A chainsaw is also present, as well as a Karcher (hidrolavadora) -practical for cleaning the roofs and the swimming pool area-. Two lawn mowers are included (one of which is electric powered with a collection bag, used in the pool area; the other is a gasoline powered power scythe) 7.Direct neighbors: The property has no adjacent neighbors and is therefore very quiet. The adjacent creek to the south brings very clear and clean water and is less wild than the northern Tabarcia River. Approximately 150 m of the Tabarcia River directly borders the property. A small "river island" is also accessible from the property. The river water is currently not of drinking water quality, which is related to the agriculture upstream. Nevertheless, it is a source of tranquility with the soothing sound of water and with exciting hiking opportunities along the rocky shore (note: legal requirements for agriculture and water quality controls are always improving). 8.Tree population: The tree population also contains 15-20 trees with valuable wood, such as "cedros" and "cedros caoba". There was no commercial exploitation and only the older trees were cut at the end of their life and sent to the sawmill. About 5 apple trees, 3 grape fruit trees (pomelos), 2 orange trees, 2 "sweet lemon" trees (called "limón dulce" in Costa Rica), 1 lemon tree, a few mango trees, an avocado tree (but you have to harvest these fruits before the parrots !) complete the offer. But the finca has always (that is, in the last 40 years) been used only for recreation. 9.Protected area: An area of about half a "manzana" or 3500 M2 in the northeast of the property (Note: Manzana is a measure of area in Central America and is the unit established by law for indicating the area of land and parcels. 1 manzana = 69.87 ares or about 6987 m2) is very untouched and practically represents a piece of virgin forest. This area is adjacent to a small island in this section of the river. 10.Other routes: a.From Puriscal you can go to San Pablo de Turrubares, a beautiful mountainous region connected to Orotina. Here in Orotina you can continue on the "coastal highway" (#27) towards the Pacific Ocean. b.If you follow the main road south about 1KM you will reach a beautiful waterfall (also called "Campo del Angel").
