... company is registered as Ltd and registered and recognized with BOI (Board of Investment) project and also with Sri Lanka Tourist Board. The shares are held 60% by a local friend and 40% by the director of the resort. Regarding the shares of the local friend, there is a trustee document stating that the local is not entitled to any claim, nor is and has been financially involved. Accordingly, he does not own any interest in the resort and is therefore merely a trustee of those shares. The property has an area of 320 perches ( 8960 m² ). The property borders directly on the beach ( 50 meters to the sea ), which is owned by the land and is unobstructable. The beach itself is natural. To the right there is a dainty beach church and to the left a small yoga guest house. Otherwise, the environment is very quiet and natural. The resort captures a main building with two rooms with bathroom for private use, a spacious dining area with terrace and chill lounge, the office and a large kitchen with an outdoor area that serves as a barbecue & washing up area. Around the main building, a groundwater channel has been constructed with several bridges to access the main building. In the large front garden you will find a huge natural mangrove landscape, a panoramic terrace with a large seating area and a direct view of the sea. In an outbuilding there is a large garage with workshop, storage room, massage room, cold storage, laundry and ironing room, maid's room and other large storage areas. In the back garden is centrally located a 108 m2 pool, which also has disabled access. Around the pool, there are 9 buildings in the form of bungalows in variants of single and family bungalows. The bungalows all have a fan and AC. A maximum of 11 units can be rented to accommodate 24 guests (without extra beds). Extra beds and baby cribs are also available. The prices per bungalow and night are between 65 - 125 EURO. The resort enjoys a good occupancy rate and is rated in the booking portals as exceptional. Especially the idyll, as well as the small guest capacity, are very much appreciated in this family resort. The garden is always kept close to nature and very well maintained. In the rear area, a bit off the beaten track, you will find the private house of the owners, as well as a parking area for the vehicles. In the front, as well as in the rear area of the property, there are still areas for further buildings. The resort has a city water connection and a 3 phase ( 16 AH ) electricity connection. Furthermore, there is an emergency power agregat, 15,000 liters of water storage, 1200 liters of hot water storage via a solar system and a system for the treatment of kitchen wastewater ( grease trap ). After a long hesitation, we have decided to sell the hotel as soon as possible, but with a heavy heart. Since it is important to us to hand over the very well maintained and lovingly treated resort in good hands, the desired price is negotiable.
