... large terraces - stable with license for 6 horses, riding arena, paddocks - We will be happy to send you a more detailed description and further photos on request! Note: If you send us an inquiry, please do NOT forget to include your telephone number - it often happens that an error creeps into the email address, the recipient's mailbox is full or the mail ends up in spam - without a telephone number there is no way to contact you! ➤ This property would suit someone who has a maximum of 6 horses, wants to earn some extra money by renting it out and perhaps live a self-catering life. It is a beautiful property but of course often not compatible with what some people are looking for, especially if they come from countries where everything is green and there is plenty of water. → The open stable offers comfortable space for the maximum authorised and approved 6 horses. The stable is provided with a REGA number. The compartments can be divided into 3 boxes with crossbars and there are two separate, walled boxes. A separate, open-plan, brick-built room is partly used for storage and is equipped with racks and a table, providing ample space for storing care articles, food supplements and tools such as files etc. The tack room, adjacent to the stable, offers space for the various utensils and equipment. The area includes a run directly in front of the covered stable, as well as a lower and an upper paddock. The surrounding area is currently fenced and the horses love their additional spacious run. The water for the horses is filtered (sediment, activated carbon and UV filter) ➤ The entire system is powered by a solar system with 24 panels and 24 batteries (+ inverter), which works without any problems on over 300 sunny days a year and if it is not enough, there is a power generator (silent runner with high voltage connection). The finca also has ½ water share with the right to purchase 4800 m3 of agricultural water per year, which is of course essential for supplying the animals and plants. All the plants on the estate are equipped with irrigation pipes. → A cistern with a capacity of approx. 30,000 litres is available for the domestic water for all the residential buildings. There are a few olive and fruit trees but they are not enough to generate additional income - whether it is possible to plant more trees would have to be checked ... this also depends on the water situation ... and ... the question of whether it makes sense to create a plantation at the moment. You don't have to do without internet and TV either, as this is also possible in the countryside via satellite (Starlink is also offered). The main house and guest house also have TV aerials to receive Spanish channels. → Colder days There is also an oil central heating system that supplies all the residential buildings and also provides hot water in the main building + flat. In the guest house and in the bathroom by the caravan, hot water is provided by instantaneous water heaters. → The pool is an above-ground pool set into a wall. It measures 4.70m x 9.15m x 1.20m and holds almost 50,000 litres. → There is an outdoor shower opposite the pool steps, and a spacious terrace below the guest house invites you to chill out. A pergola provides shade in summer. A permanent pool could also be installed in the meantime. ➤ The main house has an area of approx. 145 m2. The terrace leads into a bright dining area with an integrated kitchen with an extra-wide fan-assisted gas hob. A corner wood-burning stove, which ensures cosy evenings in winter, has an integrated pizza compartment. Adjacent to this is another kitchen inside. A staircase leads to the first floor, which is currently equipped with a small office, but can also be used for other purposes, e.g. as a bedroom. Next to the indoor kitchen is a separate pantry with plenty of storage space. The bathroom has a walk-in shower and toilet. Next to it is the master bedroom, as well as an open-plan living area with fireplace and access to the terrace. Between the main house and the flat there is a separate entrance to the bodega, which is currently used as a storage and laundry room. ➤ 2nd apartment The flat has an area of approx. 55 m2 and is attached to the main house. It has its own entrance directly from the spacious terrace. It is fully equipped with a kitchen, dining area and fireplace, a small living room, a bedroom and a bathroom with shower and WC. The flat is also equipped with central heating and also has infrared heating in the bathroom ➤ 3. guest house The guest house with approx. 45 m2 of living space and a valid landlord's licence is located away from the main area and is perfect for holiday rentals. The cosy holiday home is equipped with two bedrooms, a living/dining area with kitchen and fireplace, as well as a bathroom with shower. The guest house also has central heating and German and Spanish television. It has its own large, fenced-in terrace of approx. 50m2 and an excellent view of the surrounding countryside and the approx. 150 m2 fenced-in* pool and sunbathing area (*properly fenced in according to the holiday rental regulations). ➤ Basically, the finca is located in one of the driest regions of Spain with more than 300 days of sunshine, so it's hard to keep everything green and blooming. Especially as we had the last heavy rain last year in spring. So the region in general is very dry and hilly, and most of the land on the property is also mountainous. Lush green meadows are definitely out of place. Everything only turns green here when it has rained properly, which is unfortunately very rare at the moment. Above all, it usually rains so much that the soil can't absorb the water. A plantation for fruit trees etc. doesn't really make sense either, there are so many fruit growers here in the region and actually not enough water and the plot is mountainous, so cultivation is very difficult and if not almost impossible. In addition, the finca is located in a nature reserve, which doesn't make everything possible. It is also important to know that the finca has direct neighbours. The main house has two neighbours that are directly attached and the wooden house is also owned by another owner. → The chicken coop with integrated aviary is completely fenced in and can be illuminated. The water is also filtered (pre-sediment and activated carbon filter). The chicken house consists of two parts and has electricity and light. Feed can be stored in the room on the right, the laying boxes are raised on the left and the floor offers sufficient space if the chickens have to stay inside. → There is a small olive tree in the henhouse. The spacious design offers all kinds of variety with bamboo tubes, hanging branches and ropes for canaries, cockatiels and other feathered friends. In addition, there is an old, disused caravan with a bed, a sofa, a hearth, a cupboard, a table and lockable boxes. The caravan is currently used as a workshop and for storing tools. → Right next to the caravan is a separate bathroom with shower/WC, ideal for guests or campers who want to spend a few days relaxing in their tents in the shade of the pine trees. There is also a covered carport (approx. 36m2) right in front of the caravan; wood for the stoves is currently stored to the side. ➤ Animal lovers have plenty of space and accommodation for animals on this finca; for horses there is a spacious open stable, two paddocks and a riding arena; many paths lead through the countryside where you can go for a wonderful ride. For chickens and birds there is also a chicken run with integrated aviary, completely fenced and roofed, as well as an indoor chicken coop with feeding chamber, filtered water connection (coarse sediment and activated carbon filter), so that they can get their fresh breakfast egg right outside the door. Dogs and cats can run around freely on the property and explore nature. → Living space ✓ Building/parts: 4 ✓ Bedrooms: 4 ✓ Shower/WC: 4 ✓ Kitchens: 3.5 ✓ Main building: approx. 145 m2 ✓ Bodega: approx. 12 m2 ✓ Flat: approx. 55 m2 ✓ Terrace main building: approx. 140 m2 ✓ Guest house: approx. 45 m2 ✓ Terrace guest house: approx. 50 m2 ✓ Pool and sunbathing area: approx. 150 m2 ✓ TV/Internet ✓ Satellite TV Astra/Hotbird available ✓ Antennas for Spanish TV available ✓ Internet via satellite (also Starlink) → Usable and land area ✓ Plot: approx. 223,000 m2 ✓ Stable: approx. 1160 m2 ✓ Tack room: approx. 8 m2 ✓ Paddock below: approx. 620 m2 ✓ Paddock above: approx. 1620 m2 ✓ Carport below: approx. 36 m2 ✓ Carport above: approx. 60 m2 ✓ Riding arena: approx. 640 m2 ✓ Former donkey stable with approx. 20 m2 (half covered) ✓ Chicken coop approx. 12m2 / stable, run and aviary together approx. 48 m2 → Energy 24 solar panels with 24 batteries of 2V and 1320 Ah each are available to generate electricity. The inverter is designed for 5KW/h and allows short-term peaks of up to 10KW. If the sun goes on holiday for a few days, a 15KW diesel generator automatically charges the batteries. This also has a 380 V power connection. → Water For irrigation and water for the horses, there is a ½ share for the water purchase right of 4800 m3/year. The domestic water is delivered from the town by lorry and stored in an underground cistern with a capacity of approx. 30 m3. A pump feeds the water from the cistern into the water circuit of the buildings. Although it is municipal drinking water, we also purify the water in the house with activated carbon and UV filters. → Hot water The central heating system provides hot water in the main building and the flat. Gas instantaneous water heaters are installed in the guest house and in the bathroom by the caravan. ➤ In about 20 minutes you can reach either the coastal town of Aguilas, where you can find many shopping facilities, doctors, schools, restaurants/bars and of course beautiful beaches and bays, or on the other side, in about 30 minutes, is the town of Lorca, where you can also find everything for your daily needs.
