The farm is on a crest road overlooking the valley of the Save river between Boulogne sur Gesse (8kms) and St Gaudens (24kms). There are panoramic views to the south towards the Pyrenees and North. The road is a cul-de-sac leading towards the old cemetery behind which is a Roman opidium.
The property is peaceful without being isolated, and the farm is rich in bird and wildlife - wild boar, deer, nightingales and eagles as well as a host of smaller birds and animals.
The 240 sq m main house is entered via a glazed winter garden (2,8 x 7,4m) with tiled floor. At the end on the left is a door to the garden, while ahead is a fully tiled shower / utility room (2,8 x 1,9m) with WC and washbasin, as well as washing machine and tumble dryer.
On the right is the glazed double door to the 100sq m open plan tiled ground floor (7,1 x 15,8m max) of the house which has a sunny lounge area, dining area and well fitted kitchen and breakfast area with built in fridge, dishwasher, island unit with gas hob and built in high level electric oven. Phone points in dining and lounge areas. TV, FM, SAT connection to lounge area. An ethernet connection is also fitted.
Additionally, in the dining area fireplace there is an oil fired stove which is powerful enough to heat the building in spring and autumn.
The central staircase leads to an impressive landing (5,5 x 4,3m) with high ceiling and exposed beams, with an automatic lighting sensor. The landing, and all the bedrooms are carpeted. Bathrooms have tiled floors and half tiled walls. Over the stairwell is a large velux type roof window bringing natural light to the stairs and landing area.
Also with a high ceiling, the master bedroom (5,6 x 4,3m) has a large french window and balconette with views to the Pyrenees, and a remote controlled ceiling fan. The en-suite half tiled bathroom (2,1 x 3,7m) has a two-person bath, shower cabinet with body jets, wall hung toilet and round hand basin on a wooden stand, radiator and wall mounted towel radiator, and velux type roof window. From the bedroom, there is a door leading into the attic space over the annexe.
There are two large guest bedrooms (4,4 x 3,4m each) with beautiful views to the North, and a fourth smaller double bedroom (2,4 x 3,9m) currently used as an office, with phone point, and network connection to lounge area. The half tiled guest bathroom (2,9 x 2,4m) has a wall hung toilet, bath with thermostatically controlled shower over with glass screen, and a round hand basin on a wooden stand, radiator and wall mounted towel radiator, and velux type roof window.
The house is centrally heated with a Lamborghini oil fired boiler to radiators, all with thermostatic controls.
The hot water can be heated either by the central heating, or by a 200 litre electrically heated tank. These are situated at the back of the covered terrace (5,1 x 5,2m) which is reached by a door from the breakfast area. The terrace also has access to the stables, and houses the central heating boiler and oil tank.
All external doors and windows of the main house are double glazed. The floor of the ground floor is insulated, as are the ceilings and external walls on the first floor. The internal first floor walls are insulated against noise.
From the kitchen a door leads to a small landing. To the right a door opens into the annexe. Two steps lead down to a tiled storage room (4 x 3,4m) with wine racks, shelving, and a tack cupboard, while a split stable door opens into the large garage with Henderson sliding door.
Outside the main house is a well stocked garden with flowers, bulbs, fruit bushes and fruit trees - apple, pear, plum, fig and greengage. A sun terrace is protected by a thornless blackberry and grape vine, and there is a fenced wildlife pond under a weeping willow tree
The annexe is a self-contained single-storey house. The double glazed main door leads into a lounge/dining room with a high ceiling and original beams, and a wood burning stove in a large inglenook fireplace. The wall at the dining room end is half timbered and the floor is original terracotta tiles. The lounge area has a satellite TV connection.
To the left of the lounge is a good sized double bedroom, recently renovated, with beamed and timbered ceiling, terracotta tiled floor and decorative fireplace.
At the rear of the lounge is a door to the second three bedded bedroom, also beamed and with one wall half timbered. The decorative tiled floor is original, and the ceiling is the same height as the lounge
