Only a few kilometers from Figueres, in the midst of the old Emporda, is this 300-year-old Masia with a guest house which is approx. 100 years old. Both buildings are renovated, however, and need partial modernization. Above the gallery in the input area one can reach the first floor which offers another two bedrooms, an office and a bathroom with walk-in shower. Between the main house and guest house is a big workshop which could be developed to form another floor space. The property also has a garage for three passenger vehicles, a smaller tool shed in the garden and a bigger tool shed that is farther away from the dwelling-houses. There is enough water provided by a fountain and three cisterns. The electricity comes from a solar arrangement as well as a cable to the nearby convenient campsite. In the main house and guest house it is heated by fire-place, heat exchangers and connected radiators. Disadvantages In summer it is very hot and during some years the water is scarce. One would have to bore a deep well of approx. 100 m to get 5000 liters of water per hour.
Advantages Ideal location, only 800 m to the village of Capmany, a small wine town with 400 inhabitants, 2 shops, 8 bodegas, school, a swimming pool, hairdresser, locksmith's shop, construction industry, furniture shops. Mas Marti is well-known because on the property is a 5000-year-old stone memorial. It is marked on some maps.
Conclusion I would gladly stay here, but I must move to a house that has only one story as I am retired (I am 61 years old). In addition, I need to sell some of my assets. The courtyard also takes some upkeep. I have lived here for 21 years and it is hard for me to sell.
