The Property is situated between Hamburg and Bremen. Bremen is about 80kilometers away. We also have a trainstation. The town is called Hemmoor and has got a lake where a lot of people are coming for holiday as it is a diving lake. The next bigger town is Stade. This town has got a very pretty Restaurant and shops street with a little canal running in between. Cuxhaven is also just 40 kilometers away. A nice holiday resort always busy! It is an Equestrian Centre with 23 Internal Horseboxes(10feet x 10 feet) and another 3 Outside Boxes. Indoor Arena 38meters x 17meters. Restaurant with view into the arena. 2 Tackrooms, shower place outside, outside arena 50 x 20meters. Fields are about 3acres but there are fields for sale nearby. Two different living accomendations. Number one with Big Kitchen, Livingroom, Loft as a guestroom, big bathroom, celler with two more rooms and a storageroom. All new renovated and with oil central heating. Number two has one bedroom(looking into the indoor arena), livingroom with archway to the kitchen, Shower-room, another small room for a guestbed or storage and a room for Judges looking into the indoor arena. Heated by a big wood burning stove. There is also a big Loft 100qm which could be converted in another flat or holiday rooms. The business is currently run by us since about 3 month but because of family reasons we will have to sell our place again. As I just said we just started two month ago but we are already turning over about 23.000pounds a year without the restaurant. There are in the moment 6 Liveryhorses which pay each one of them about 180euros a month Full livery. (Livery is cheaper here than in the UK) Food for the horses is much cheaper here!! We also have about a client list for riding lessons of about 26 People already and we are getting everyday more people to ride. There is a lot of potential for a business with restaurant, livery and riding lessons. But the place would be also good as a studfarm.
